When asked
to develop a prototype flex building that could be used as a standard shell
building to be proposed on multiple sites, we resonded with a simple brick and
EIFS exterior design that can be scaled up or down depending on the market.
The initial flex shell building totaling 8,250 sf, will be located in
Henderson NC and will be phase one of a complete renovation of the existing
Vance Square Shopping Center. Features will include partial height brick veneer
with EIFS parapets, storefront glass, and standing seam roofing. To maximize
flexibility for future tenant build outs, plumbing and electrical stubs will be
roughed in at each potential space and the floor slab will be left open.
